Spring, the best time of the year to sell your home, is only a month away! With the snow melting and giving way to the spring flowers, the largest numbers of buyers are actively searching for a new home during the months of March, April, May and June.

Right now the early spring real estate market is here and buyers are looking for new inventory.? To prepare your home to be sold this spring, I will suggest some strategies to get the most out of

your property.? From cosmetic to strategic, smart sellers should take advantage of my few simple

tips to help close the deal.

Proper planning prevents poor performance.

In the end, you want to sell your home for the best available price. It's important to have a game plan.

Spring curb appeal:? Evaluate your home as if you were a buyer. This is the most important step to ensure that your house sells for a reasonable price. Do as much as possible to improve the home's appearance.

Spring cleaning:? Touch up the paint, polish the floors and scrub away! Your windows should sparkle inside and out, letting in the most light possible.? Buyers love to see a lot of natural light in a home. A clean home will impress buyers and make your home seem even more appealing.

Winter be-gone: Box up those bulky winter items as you de-clutter your closets. You will impress buyers with all the extra space.

Spring aromas indoors: Spring is not only a colorful season, but a fragrant one as well. Bring the aroma indoors. Scents have a profound effect on mood, so infusing scent into your space with diffusers, candles and fresh cut plants and flowers can change the overall feeling of a space.

Spruce up entryway:? Replace your mat with a new one and add a few containers of annuals. A clean, attractive doorway will help set the tone for the entire showing.

Reasonable, profitable pricing: This is the greatest challenge for every home seller, one that I can help you meet.? Determining a listing price should not be an emotional decision.? A professional estimation of an accurate selling price will be extremely valuable. For example, a carefully prepared competitive market analysis can show how your house compares to others for sale in your area.? Properly priced homes will sell quickly in the current market, and as your Realtor I will work with you to determine what that price should be.? In the end, I will negotiate with a buyer on your behalf to ensure a good, reasonable market price.

Market conditions:? The market conditions for sellers this spring are fantastic! The inventory is low, prices have bottomed out and for the first time in many years I am see multiple offers presented on my listings.? Buyers are relocating to this area, couples are downsizing and families are buying up.? With current interest rates remaining low and buyers looking for fresh inventory, this is an excellent time to sell your home.
