The outpouring of calls and emails over the last two months has been quite shocking, to say the least…and I must say it was very, very appreciated.? The one lingering fear that any writer has is wondering whether people are reading any of their material. So thanks to those who reached out; I know for sure that my column isn's winding up at the bottom of a birdcage!

As you may recall, in my past two columns, I offered up two Free Reports that I wrote personally, and that I felt would truly change the lives of some of the local homeowners. I can's even tell you how many folks I heard from, both to ask for the reports themselves, and then afterwards to follow up and tell me that they were, in their words, “insightful, brilliant, and game-changing.” I was so flattered!

I asked each of them what they thought that Report #3 should be…and it was almost unanimous.? They all wanted a list of what improvements they could make, now that they are getting ready to sell, that would have the greatest return on investment.? After all, nobody wants to spend $5,000 redoing a bathroom, to get $5,000 more for their home….but are there things they can spend $1,000 on and get $10,000 back?? Absolutely!? Thus was born this month's Free Report – “The Top 10 Home Improvements that Yield the Greatest Return.”?? In looking over the list, I actually think you'sl be shocked at some of them.? These aren's the obvious things like “replacing kitchens,” but rather some far simpler and non-obvious tasks that will return five or ten times their cost.

For those who didn's see the previous articles, the first report – Report #1 – “The Top 10 Reasons Homes in Central Massachusetts Didn's Sell”? – was based on the fact that even though 18,000 homes sold in our area last year, 13,000 that had been listed failed to sell. ?After all, what better way to learn, than from the past mistakes of others?

The second report was based on what I observed as an ability to sell homes for higher prices than expected. Time and time again, I had properties that pushed the limits, yet had offers at or over asking price within a day or two. To highlight those, I put together Report #2 – “10 Ways to Increase the Net Sales Price of Your Home.”

As I mentioned in last month's column, each winter I open up 10 spots per month for my “Homeowners Blend Program.”? Now in its 20th year, this has been a fantastic opportunity for sellers to save up to 50 percent on the real estate fees when selling their home, WITHOUT having to give up a thing in return.

Normally, I don's use that during the spring market, but right now, we are facing a critical lack of inventory, and I have buyers just waiting by the phone.? That being the case, I's going to open up a few more slots for April and May, just to replenish my listing inventory, and take care of some great clients that are waiting.
