Lee Joseph, Coldwell Banker
For residential real estate in and around Worcester County

Region - Residential real estate agent Lee Joseph, who is a vice president with Coldwell Banker, serves Worcester County and several surrounding towns.

Her residential services include single-family homes, condominiums and up to three-family dwellings. She has been in the real estate business for 23 years, first with Trust of New England of Better Homes and Gardens until they merged with Coldwell Banker four years ago. Her office on Park Avenue in Worcester employs 100 brokers.

Joseph focuses her energy on customer service. Because this is a referral business, she knows how important that bond and relationship is between her clients and herself.

"Most of the people I work with are referred to me," she explained. " … I'm usually dealing with people that know someone else who's bought or sold a home with me previously. I focus on customer service. I try to be very available and very service-oriented. I also treat all of my customers and clients the same, whether they are $100,000 condominium buyers or the million-dollar home buyer. In my opinion, everybody should have the same level of service."

Because Joseph has such a large customer base, she works with her brother, Nick Mazzamurro, and her daughter, Becky, who hopes to join her mother in business after college.

Joseph has learned many things from being in this industry for more than two decades.

"I've learned that when you are dealing with people's finances, you get to see the best and worst of people and the stress that comes along with buying and selling a property," she said. "I try to make it as easy and stressfree as possible for them."

Because the market is continuously fluctuating, Joseph emphasized that marketing plays an important role in advertising a home for potential clients to discover.

"The market where your house sells in 15 minutes is gone," she said. "I think you really need the strength of a company and an individual that puts money into advertising, self promotion, marketing in general to put their listings ahead of competitors. Coldwell Banker is a large company that has national recognition."

Joseph puts out a monthly newsletter for her clients with photos of homes on the market, articles, recipes and seasonal themes.

She has learned to "underpromise" and "over-deliver." She feels that when expectations are set too high, people end up disappointed. So, she takes a diff erent approach, which is service-oriented and over-delivers. This includes keeping all client information confidential.

"It's up to potential clients to seek me out if that's what they are looking for," she said. "I keep everything that I do with friends, family, coworkers, neighbors, etc., confidential. That is really such an important piece when it comes to real estate. Nobody wants their business spread around."
