Spring is the best time of year to sell your home. The snow has melted, spring flowers are blooming and the largest number of buyers are actively searching for a new home during the months of April, May and June.
If this is the year you are going to sell your home, then this article is for you. As a smart seller, here are a few of my tips, from cosmetic to strategic, to help sell your home this year.
Through the Buyers Eyes
This is possibly the most important step to ensure that your house sells for a reasonable price. Remember, your house has only one chance to make a great first impression. Do as much as possible to update your home to give it “added value.” Think about these key areas to make your home stand out above the rest:
Kitchen – The most popular room in the house. Money spent upgrading here produces the highest return on investment. Consider upgrading laminate counters to granite or adding tile flooring. Latest trends include adding dual sinks, under-cabinet lighting and energy efficient appliances.
Bathroom – The second most cost-effective room to invest in. New fixtures, cleaning or re-grouting tile, and painting can make bathrooms look new from top to bottom.
Walls, Woodwork, Windows – Cosmetic touch-ups such as new paint for your interior walls and woodwork or upgrading old windows to new double-paned windows will add value to your home. A coat of paint in neutral colors, which are appealing to everyone, can make a world of difference.
Flooring – Hardwood floors by far are the most sought after flooring. They look beautiful in a home, are long lasting and add value to a home. If you can, consider upgrading to hardwood floors. Otherwise, steam clean or replace any worn, dated carpets.
Curb Appeal – Buyers will drive by your home, so make sure the outside makes a good first impression. For the exterior, paint and power wash where needed. Remember, like the interior, neutral colors are preferred. Be sure your front door is welcoming, which can simply mean a fresh coat of paint and a few potted containers with greens for the colder months and flowers for the warmer months.
Pack and Clean. Virtually all homebuyers are on the lookout for one thing— a clean, spacious home. Your personal belongings will distract them from being able to see all of your home’s good points. I always advise my clients to “DE-clutter, DE-clutter, DE-clutter!” If you can’t part with some things, put them into temporary storage. Your house may feel bare, but buyers prefer it that way. Remember this is also the first step to prepare for your move.
My Marketing Plan Will Work for You
As a top producing agent I take pride in my marketing plan and it shows in my sales. To showcase your home; I hire a professional photographer to have photos taken of your home, create a professional layout of your property, take a video and offer professional staging.
Exposure is the key! Your potential buyers will begin their search on the Internet and they will have instant access to information about your property through our industry-leading website network. www.bhhsneprime.com. In addition to Internet marketing, I provide my clients with print and direct mail advertising to ensure as much coverage for their listing as possible.
What are the Market Conditions?
The market conditions for sellers this year are fantastic! As I wrote in my previous articles, the inventory is very low, home sale prices are increasing and buyers are looking for new inventory. Many of my properties sold last year for either asking price or above asking price, within 30 days and we saw multiple offers. Buyers are relocating to this area, couples are downsizing and families are buying up. With current interest rates remaining low and buyers looking for fresh inventory, this is an excellent time to sell your home.
