The spring real estate market begins in February and March. Currently, the local housing inventory is low, especially in certain neighborhoods. Just look at the numbers for single-family homes: Northborough has 28, Westborough with 15, Southborough at 23, Hudson at 12, Marlborough with 34 and Shrewsbury at 54 properties.

Looking deeper into this data, we find in all of the communities listed above, with the exception of Hudson, close to half of their inventory has been on the market for over four months, the majority averaging six to eight months without an accepted offer.

What is the issue with these properties? Basically, it boils down to how well the property is being marketed and priced. Does the market support the price? Does it need a price reduction? Several of these properties have never had a price reduction. Real estate agents should constantly be re-evaluating and assessing their pricing and marketing strategy.

As a listing agent, I have buyers and buyer’s agents who are looking for new listings that are reasonably priced. What does this mean for you as a potential seller? If your home is properly priced and professionally marketed, then it will sell quickly.

Pricing for a profitable listing

The greatest challenge for every seller is the listing price: What should my initial listing price be?  When should I make a price reduction?

To be competitive, a seller must reasonably price their home. Otherwise, an overpriced home will only sit on the market. As a listing agent, I work with sellers using strategic planning to determine a competitive listing price. It should not be an emotional decision, which is why my professional estimation of a legitimate selling price will be extremely valuable for your pricing strategy.

As a top producer in real estate with many years of experience, I will objectively evaluate your home’s location, condition – both interior and exterior, property updates, its features and the size of your home. Properly priced homes will sell quicker and as your Realtor, I will work with you to determine what that price should be. In the end I will negotiate on your behalf to ensure a good, reasonable market price for the sale of your home.

 

Marketing your property

To showcase your home, I hire a professional photographer and stager to photograph and stage your home, which will be published on many other real estate websites and in my marketing materials. In addition to internet marketing, I provide my clients with print adverting in the Community Advocate and the Real Estate Guide, plus direct mail marketing to potential buyers, providing the best coverage possible for your listing.
