Marlborough – Local Developer Stas Burdan can get started on his planned 11-unit condo building at 27 Jefferson St. The City Council granted at its Oct. 15 meeting a Special Permit needed by Burdan because his project exceeds the the two residential unit limit allowed by the city.

The plan includes six 1,300 square-foot units on the first floor and five similar units on the second floor along with a common area and deck. There is underground parking planned.  The lot abuts Kelleher Field, often used by the Marlborough High School football team. The City Council had asked the developer to make sure that residents are made aware of the playing field before purchasing their units. Burdan also gave $15,000 to the Marlborough Recreation Department to be used on any upcoming Kelleher Field projects.

The Council felt Burdan had addressed fire department concerns by making a wide enough path around the building to allow for firefighters and equipment to get through and installing a heated driveway for tough winters.

Councilor John J. Irish voted in opposition to the project, noting that he felt the building “was too much for such a dense area.”

Burdan, has already built two condo buildings in the city – Corbin Plaza on Pleasant St. (the former Howe Shoe Factory), and St. Mary’ Condominiums on Broad Street.
