Autumn in New England is the second best time of the year to sell a home. Moderate temperatures and the beauty of the season help everyone to relax. Families are back from summer vacations, the kids have gone back to school, football season has begun and the holidays are still a safe distance away.

The fall real estate market has arrived and the buyers are looking for homes to purchase. To prepare your home for sale this fall, let me suggest some strategies to get the most out of your property. From cosmetic to strategic, smart sellers can take advantage of a few simple tips to help close the deal.

Create Autumn Curb Appeal

Look and evaluate your home as if you were a buyer. This is possibly the most important step to ensure that your house sells for a reasonable price. Do as much as possible to improve the home’s appearance: touch up the paint, fix leaks, and make any necessary repairs.

Rake dead leaves and debris off of your lawn. Cut away summer vines and dead flowers, plant some fall mums and marigolds; yellow is a home-selling color. Accent the flowers with pumpkins. your windows need to sparkle. Wash windows inside and out and remove screens to let in the most light possible.

Start to pack and de-clutter – remember, your goal is to sell your house and move on to your new home.

Pricing for a Reasonable, Profitable Listing

This is the greatest challenge for every home seller, and one that I can help you meet is pricing your home.

As a seller, strategic planning is essential for selling a home. A professional estimation of a selling price will be extremely valuable. For example, a carefully prepared competitive market analysis can show how your house compares to others for sale in your area.

With many years of experience, I can objectively evaluate your home’s location, condition, and size. Properly priced homes will sell quickly. As your realtor, I will work with you to determine what that price should be. In the end, I will negotiate with a buyer on your behalf to ensure a good, reasonable market price.

What are the Market Conditions?

The market conditions for this fall are fantastic with inventory continuing to be low.  With current interest rates remaining at low rates, financing is available for qualified buyers. Buyers are in a good position to purchase a home; why not yours?

Let My Marketing Plan Work for You

Ninety percent of homebuyers begin their search on the Internet. My state-of-the-art website will provide you with the information you need: you can view houses online, receive updates via email, and make use of the many links to helpful tools. To showcase your home online, I will arrange to have professional photos of your home taken and then included on many other real estate websites. In addition to internet marketing, I will provide my clients with print marketing and direct mailing to ensure as much coverage for their listing as possible.

Make the Most of the Fall Season

The inventory is low and buyers are out there looking for homes to purchase. Let’s maximize first impressions and attract the most buyers by following the tips in this article.
