When it comes to selling your home there are four key steps every homeowner should follow to sell quickly and maximize your home’s value.

Evaluate your home

Walk through your home, make a list of the things that are in need of repair, de-cluttering, or refreshing. List items such as missing light bulbs, sticky doors and outdated light fixtures. Think NEUTRAL, FRESH and CLEAN!

Curb appeal is critical as it is the first thing the buyers see. Note items such as the front door.  Does it need repair or paint? Do shrubs need to be trimmed?

This may seem overwhelming but it is a crucial step in the home selling process.

Prioritize your list

Next, review and prioritize your list. Many of these items will be quick, easy and inexpensive but they will have a big impact on the buyer’s first impression. There may be repairs that will require hiring a professional, so you need to plan accordingly.

Prepare your home

Nothing will slow down the sale process more than a home that is messy, cluttered and in need of repair. Review your evaluation/repair list and set a timeline. Start addressing repairs such as missing fixtures, dripping faucets, dirty carpets and painting. Make sure that your front door is inviting, your landscaping is well manicured, and freshen up your mulch. Remember you only have one chance to make a first impression.

Next, you will want to depersonalize your home. You will want to consider removing family photos, valuable items, excess furniture and artwork as well as clearing kitchen and bathroom counters and organizing closets. In other words, making your home as neutral as possible. Prospective home buyers should see your home as a blank canvas that they can personalize themselves.

Hire the right real estate agent

The key to selling your home in the least amount of time and for the best price is hiring the right real estate agent. You will want to make sure you hire an experienced agent that knows your local market and has a strong marketing plan that utilizes all aspects of social media and digital marketing, such as my Listing Concierge Program. I also would suggest that you interview agents before hiring one. You will want an agent that you are comfortable with, communicates with you, and that you feel is looking out for your best interests. Your chosen agent needs to be realistic about your home’s value.
