I’ve always said the best time to sell your house is the day you put it on the market. What I’m suggesting is you generally can’t sell a house not on the market.
Zoom out to now. It’s mid-February. If you are thinking about selling it’s time to move (literally and figuratively.) Here’s why:
- Inventory is still very low. Some people are still waiting for covid to end, builders didn’t start building as much in the last couple years, and some people took the covid “break” as time to renovate their homes, so they don’t want to move.
- Interest rates are historically low yet rising. Higher rates can slow buyers and may take some buyers out of the market.
- Buyers often want to move over the summer and be settled for the fall. It’s why the “spring market” is a thing.
- What does waiting do? Your home ages around you. (I’m writing this on January 29 during the blizzard of 22 “Bombogenesis”. Writing my column lets me put off shoveling…and it’s still snowing making subsequent shoveling even harder. It’s the same thing as selling your home, I should just go out and clear it. Time to pull off the Band-Aid.)
The biggest reason NOT to move is not knowing where you are going. If you don’t have optics on your next home, we can make your sale “subject to closing on suitable housing.” It gives you protection. Of course, I might suggest also considering a rental so you can explore an area.
