City Council approves additional 123 residential units at Avalon Marlborough

Marlborough – AvalonBay Communities, Inc. has received a special permit to add 123 luxury apartments adjacent to its current 350 units at 200 Forest Street and Simarano Drive in the Marlborough Hills mixed-use development owned by Atlantic Management. According to plans submitted to the city, the new project, Avalon Marlborough II, will include four clusters of two-bedroom townhomes (19 units total) and 13 direct-entry buildings, each with eight units (104 units total) all with “high-end appeal.”

The site is within the city’s Results Way Mixed Use Overlay District, a zoning district which only allows for a maximum of 350 units in a multi-use dwelling. As such, the developer had to receive a Special Permit for additional units.

The Council unanimously approved the Special Permit and amended Master Concept Plan and Development Agreement. The city will receive $3,000 per residential unit as mitigation payments “in terms of structures and services at the discretion of the City Council.”

Avalon Marlborough opened in 2015 on a portion of a 109-acre lot purchased by Atlantic Management in 2011 named Marlborough Hills. It was formerly home to Hewlett Packard. Several brand name companies now call the campus off I-495 home including, TJX, Whole Foods Regional Headquarters, GE Healthcare Life Sciences, Quest Diagnostics, a Hilton Garden Inn and The Learning Experience child development center.

No word as to when construction is expected to begin.
