The spring market is in full swing, and like last year, there are more buyers than houses. When there isn’t enough inventory to go around, buyers are finding themselves disappointed, frustrated and burnt out. There are often multiple offers on homes in hot price points, and a move in ready house is almost sure to be under agreement soon after showings begin.

Buyers need to move quickly and be ready and willing to place a strong offer almost immediately after viewing a house.  Unfortunately, this doesn’t allow time to think overnight, or time to view other properties before circling back around.  I won’t sugarcoat it – this can be maddening.

There are many parts to an offer, and an experienced agent, working with a great team, will be able to advise you and craft the best offer possible to keep you in contention. A winning offer may not be the highest offer.  A seller will consider down payment, type of financing, and contingencies, such as home inspection, a home to sell, or money back to cover closing costs and pre-paids.
