This February, I was hired by a family relocating. The market conditions were the same as the previous spring, with limited inventory, stable home sale prices and low interest rates, plus many hungry buyers looking for new inventory. Just a little history about this property. This deal was special to me – I was the listing agent on the home two years ago, and the buyers called me when it came time to list the home again. I was just starting to prepare their listing when COVID-19 appeared.

What happened next was experience, knowledge and professionalism . . . followed by calmness. I had clients who were downsizing, families who had lost a loved one and needed to sell their home, families relocating and growing families needing a larger home. Life was happening even in the midst of a crisis.  Instead of panicking, I relied on my two decades of experience to quickly adjust to this new world.

For this relocation client, we listed his home in mid-March following strict safety protocols. We received multiple offers and sold for over list price. In the next six weeks we completed the transaction in a safe environment. This is where my years of experience, knowledge and extensive partnerships with other professionals helped close the transaction.

Last week was moving week, with smiles on their daughter’s face and excitement about moving into their new home.

Here are a few tips I suggested for making a smooth transition:

 

Communicate and listen

Maintain an open dialogue with children about your decision to move to a new home and listen to what your children are saying about the move. By paying close attention to their statements and reactions, par­ents can alleviate any fears. This is especially important for school-age children and teenagers who may be reluc­tant to leave their friends and classmates. Remind them about the new opportunities that await them. Focusing on the positives of the move may help calm anxious children.

 

Explore and comfort

After deciding on a new home, help them discover their new neighborhood by finding playgrounds and parks, community centers, recreation areas and other places important to the children that help make the environment seem more familiar. Then pack up the children’s rooms last to mini­mize disruption. The longer they feel secure in their own rooms, the easier the transition will be.

 

Provide a great surprise

Arrange for spe­cial treats to be waiting at the new home. New games or new cuddly friends will keep the children busy during unpacking and make the first memory of the new house a pleasant one to re­member.

The spring market is well under way even with this COVID-19 crisis. Sellers will still need to sell, and buyers will need to buy as life continues on.
